American Housing Programs is an administrator of Federal Government down payment and financial assistance programs for homebuyers in over 300 markets across America. In 2010 the company is facilitating the Neighborhood Stabilization Program (NSP) that provides a 20% reduction in the purchase price of a foreclosed home. As an example, a $200,000 home will cost a homebuyer $160,000, a $40,000 savings plus the homebuyer receives 6% of the purchase price ($9,600) to pay for down payment and closing cost.

The 2010 Mortgage Credit Certificate Program (MCC) provides homebuyers with up to $167 per month to assist in paying the monthly payment of a home purchase. The assistance is provided by the U.S. Treasury Department and added to a homebuyers pay check for a maximum period of 30 years with total assistance not to exceed $60,000.

The NSP and the MCC programs combine with the $8,000 First-Time Homebuyer Tax Credit providing for the largest amount of homebuyer assistance in the history of the housing industry.
